Privacy Policy
ETN.properties (“we”, “us”) provides a natural-language search experience over East Tennessee real-estate listings. This policy explains what we collect and how we use it.
What we collect
- Email address: when you subscribe to alerts — saving a search or watching a home — so we can send you the emails you asked for. There are no accounts and no passwords; your email is used only to deliver those alerts.
- Contact details: when you ask to tour or inquire about a property, the name, email, optional phone number, and message you provide, so a local real estate agent (or, for financing inquiries, a local mortgage lender) can respond. You provide this only when you choose to reach out.
- Saved searches and watched homes: the search criteria you save and the listings you watch, so we can email you new matches and price or status changes.
- Search queries: the text you search is processed to build a structured filter and is logged anonymously so we can see what people ask for and improve results.
- Usage analytics: we use PostHog to understand how the site is used and improve it, including pages and listings viewed, searches, clicks, prompt interactions, and session recordings (typed text is masked by default). PostHog uses a random identifier in browser local storage, plus your IP address and, after you subscribe or inquire, the email you provided.
- Advertising measurement: we use the Meta Pixel and Meta Conversions API to measure and improve our Facebook and Instagram advertising. The Pixel may set first-party
_fbpand_fbccookies and records public-page visits and listing views. After a valid inquiry, tour request, financing message, or valuation request succeeds, we send Meta one matching lead event. Email, phone number, and our random device identifier are normalized and one-way hashed before the server event is sent; IP address, browser user agent, and Meta cookie or click identifiers may also be included for matching. We never send Meta your message, search text, tour times, valuation address, or other free-form answers.
How we use it
- To send the alert emails you subscribe to: new listings matching a saved search, and price or status changes on homes you watch.
- To operate, secure, and improve the search service.
- To connect you with a local real estate agent (and, for financing inquiries, a local mortgage lender) when you ask to be contacted. We share the contact details you submit only to respond to your inquiry.
- To measure which ads lead to site visits, listing views, and genuine inquiries, and to improve our advertising.
We do not sell your personal information.
Service providers
We use Cloudflare (hosting and database), Anthropic (to interpret search text), Mapbox (drive-time and geocoding), Resend (email delivery), PostHog (usage analytics and session recordings), and Meta (advertising measurement and optimization). These providers process data for the functions described above under their applicable terms.
Listing data
Property information is provided through the East Tennessee REALTORS® MLS under an IDX license and is presented for consumers' personal, non-commercial use. It is deemed reliable but is not guaranteed.
Your choices
Every alert email includes a one-click link to pause or stop that subscription — no sign-in needed. You can limit browser-based advertising measurement with your browser's cookie or tracking controls and manage Meta's use of ad data in Meta Ad Preferences. To remove data we control, contact us at the address below.
