Privacy Policy
ETN.properties (“we”, “us”) provides a natural-language search experience over East Tennessee real-estate listings. This policy explains what we collect and how we use it.
What we collect
- Email address: when you subscribe to alerts — saving a search or watching a home — so we can send you the emails you asked for. There are no accounts and no passwords; your email and saved preferences also go to our local real estate team in FollowUpBoss for relevant follow-up.
- Contact details: when you ask to tour or inquire about a property, the name, email, optional phone number, and message you provide, so a local real estate agent (or, for financing inquiries, a local mortgage lender) can respond. If you add a phone number to an alert signup, the team may also text about your search.
- Saved searches and watched homes: the search criteria you save and the listings you watch, so we can email you new matches and price or status changes.
- Ongoing home-search activity: after you share contact details on ETN.properties, browsers linked to those submissions can share later property views, successfully saved homes, completed searches and return visits with our local real estate team in FollowUpBoss. We may also share up to 30 days of activity that we can reliably associate with your contact. Another browser or device becomes recognizable after you submit contact details there. Removing a saved home updates your ETN list; an earlier save can remain in the team's activity history.
- Search queries: the text you search is processed to build a structured filter and is logged anonymously so we can see what people ask for and improve results.
- Usage analytics: we use PostHog to understand how the site is used and improve it, including pages and listings viewed, searches, clicks, prompt interactions, and session recordings (typed text is masked by default). PostHog uses a random identifier in browser local storage, plus your IP address and, after you subscribe or inquire, the email you provided. Google Analytics also measures page visits, inquiry starts and successful inquiries, using cookies and campaign identifiers. Advertising personalization is off. We honor Global Privacy Control and exclude internal and test activity. We do not send Google Analytics your contact details, message, raw search text or saved-filter contents.
- Advertising measurement: we use the Meta Pixel and Meta Conversions API to measure and improve our Facebook and Instagram advertising. The Pixel may set first-party
_fbpand_fbccookies and records public-page visits and listing views. After a valid inquiry, tour request, financing message, or valuation request succeeds, we send Meta one matching lead event. Email, phone number, and our random device identifier are normalized and one-way hashed before the server event is sent; IP address, browser user agent, and Meta cookie or click identifiers may also be included for matching. We never send Meta your message, search text, tour times, valuation address, or other free-form answers. - Google advertising measurement: we retain campaign details and Google click identifiers (gclid, gbraid or wbraid) with successful saved searches, watches and inquiries, including when you arrive from our associated real estate site. Google Ads uses its tag and cookies to attribute successful actions. We send an action type and a stable capture identifier. If you choose the optional Google measurement checkbox on a form, we also send one-way hashed email or phone details to help match your request to our ads. After a conversation establishes a qualified opportunity, we may import its original qualification time and matching identifiers. We never send Google your conversations, messages, property address, saved search text or estimated commission. This choice is optional and does not affect service. Turn it off on a later form in this browser, or contact us to withdraw permission for an earlier request. Global Privacy Control disables enhanced matching; historical records without a recorded choice are held. Failed submissions, repeat captures, internal tests and agent-arranged searches are excluded.
How we use it
- To send the alert emails you subscribe to: new listings matching a saved search, and price or status changes on homes you watch.
- To help the local real estate team follow up with relevant homes and search context from your ongoing activity on recognized browsers.
- To operate, secure, and improve the search service.
- To connect you with a local real estate agent (and, for financing inquiries, a local mortgage lender) when you ask to be contacted. Alert subscriptions also share your contact details and saved search or watched-home context with the team for relevant follow-up.
- To measure which ads lead to site visits, listing views, and genuine inquiries, and to improve our advertising.
We do not sell your personal information.
AI assistant
- What's stored: if you use the AI tab, your messages and the assistant's replies are stored with Cloudflare, tied to the same random device identifier as your saved homes. There's no account, and the chat isn't shared with other devices.
- Who processes it: each message and the recent conversation are sent to Anthropic to generate the reply, under Anthropic's commercial terms, which don't allow it to train models on this data. Searches you make in the chat are handled like searches in the Search tab.
- How long: a conversation is deleted 90 days after your last message. "New chat" deletes it sooner.
- Analytics: we record how much the assistant is used (message counts, which tools it ran, and its processing cost), not what you wrote.
- Requests: the assistant asks for contact details only when you want a tour or email alerts, and what you type becomes part of the chat (so it's processed by Anthropic too). Nothing reaches our team or turns on emails until you confirm it on a card; after that it's handled exactly like the matching form on the site, including the FollowUpBoss follow-up described above. Please don't share other sensitive personal information in the chat.
Service providers
We use Cloudflare (hosting and database), Anthropic (to interpret search text and to power the AI assistant), Mapbox (drive-time and geocoding), Resend (email delivery), PostHog (usage analytics and session recordings), FollowUpBoss (real estate follow-up), Google Ads, and Meta (advertising measurement). These providers process data for the functions described above under their applicable terms.
Listing data
Property information is provided through the East Tennessee REALTORS® MLS under an IDX license and is presented for consumers' personal, non-commercial use. It is deemed reliable but is not guaranteed.
Your choices
Every alert email includes a one-click link to pause or stop that subscription — no sign-in needed. You can limit browser-based advertising measurement with your browser's cookie or tracking controls and manage Meta's use of ad data in Meta Ad Preferences. To remove data we control, contact us at the address below.
